Seasonal Rate Tiers

Kindred Pines offers seasonal rate tiers that follow local demand patterns, so every stay is priced for the experience and amenities offered. Rates vary and are subject to change based on demand and season. Select your preferred dates to view the exact price for your stay. Once a booking is confirmed, that rate is locked in and will not change.

Payment Schedule

50% is due at the time of booking. The remaining balance is due 30 days before arrival.

Cancellation Policy

Cancellations made 30 days or more before arrival are eligible for a 50% refund of paid prepayments. Cancellations made within 30 days of arrival are non-refundable.

Travel Insurance

Because life happens, we strongly encourage guests to purchase travel insurance to protect their investment in case of unexpected changes or cancellations. Travel insurance is available through a third-party provider after booking is complete.

Additional Fees

The following fees apply to all stays:

Cleaning Fee — A standard cleaning fee of $500 is charged per reservation.

Damage Protection Insurance — All reservations automatically include Safely damage protection insurance. This coverage is mandatory and protects both guests and the property from accidental damage during your stay. It appears as "Management Fee / Damage Protection Insurance" in your booking summary due to how our reservation system labels it, but it goes entirely toward your Safely coverage.

Security Deposit — A fully refundable $500 security deposit is required. It is held as a pre-authorization on your payment method and released after checkout once the property is inspected, typically within 3 days of departure.

Taxes — All bookings are subject to applicable Pennsylvania state and local lodging taxes, calculated at checkout.

What's Included

All rate tiers include full access to the property's amenities: indoor pickleball, the stocked pond, creekside nature trails, multi-level gathering spaces, outdoor areas, and the complete kitchen and dining setup. Guests also get complimentary Wi-Fi, parking, and on-site recreation items.
